When you know where you want to live, you want to find someone that knows the market. The more specialized they are, the better if you’ve already made up your mind.

Even if you have a good relationship with a realtor your family knows, having someone that has experience and knowledge of the market can make or break your home buying experience.

They can give you info on closing costs and other factors specific to the area.

When your realtor has experience with the area, it will save you a lot of time and effort trying to find a good neighborhood, good school system and other important things that go along with where you live.

4. Check the “Comps”

Checking properties that are comparable to the properties that you’re interested in is going to give you a good idea of what you might pay. Depending on how motivated the sellers are in your case, the home you’re looking at might go for more or less than what the comps in the area sold for.

5. Suss Out Probable Closing Costs

Don’t forget to include closing costs in your budget. While you might not know exactly how much it is going to cost — ask your realtor and see if they can give you a good idea.
